Facility management for property owners, wherever you live

Verified, transparent property management for owners who can't be there in person.

Dated photos of every job, itemized and benchmarked costs, and one flat monthly fee — so you always know what was done to your property and what it cost, wherever you are.

Who DFM is for

Built for property owners who can't be on-site — whichever of these sounds like you, the same verified record-keeping applies.

Diaspora landlords

You live in a different country from your property — the US, the UK, India, anywhere — and can't drop by to check on it. You need proof of work, not a phone call promising it's handled.

Long-term-let owners

Tenanted residential property that needs ongoing upkeep — repairs, inspections, and a running record you can check anytime.

Short-term-rental hosts

Airbnb-style property that needs turnover checklists between guests, and optionally a local co-host to handle day-to-day guest logistics.

The problem with managing property from a distance

You can't verify the work

A caretaker says the job is done. There's no photo, no receipt, and no way to check from abroad.

Costs get inflated

Repair quotes with no breakdown and no benchmark — no way to tell what's a fair price and what's padded.

You're out of the loop

No updates until something's already gone wrong, and no record of what's been done over time.

How DFM makes it verifiable

1

Dated photos of every job

Before-and-after photos, timestamped and tied to the specific work order — not just a text message saying "done."

2

Itemized, benchmarked costs

Every repair broken down into labor and materials, so you see exactly what you're paying for and why.

3

One flat management fee

A flat monthly fee, not a cut of repair costs — so there's no incentive to make a job cost more than it should.

Starting in Ikeja, expanding from there

We're focused on Ikeja and its immediate surroundings today — Ikeja GRA, Opebi, Allen Avenue, Maryland, Ogba — so every job can be personally verified before we lean on remote reporting alone. If your property is elsewhere in Lagos or beyond, reach out anyway; we're expanding and want to know where the demand is.

How pricing works

No percentage-of-repair pricing — that's exactly the structure that creates an incentive to overcharge, and it's what we're positioned against.

Flat monthly management fee

₦40,000/month per property (may vary slightly by size or complexity) — one predictable amount, regardless of how much maintenance activity happens that month.

Repairs at verified actual cost

Repair and vendor costs are passed through at the actual invoiced cost — itemized, never marked up.

Small, disclosed coordination fee

A disclosed 10% coordination fee on vendor costs, capped at ₦20,000 per job, always shown as its own line next to the vendor's invoice.

Pilot pricing — may be adjusted slightly as we take on more properties. Reach out below and we'll confirm the exact figures for your property.
